Plan the numbers

What would the EMI be?

Estimate a home loan at the developer price and at a group price. A lower agreed price means you borrow less, which is where the EMI really moves.

The process

How group buying works

Four steps, and who does what at each, from shortlisting a property to booking it directly with the builder.

  1. Step 1

    Browse projects

Look through RERA-registered projects and shortlist the ones you like.

    You
Take your time. Every listing carries its RERA number for you to check.
    GroupBuyProperty
Lists the project with its registration number, photos and developer prices.
    The builder
    Nothing yet.
  2. Step 2

    Request to join

Ask to join the open group for that project. It's free.

    You
Tell us which project and how to reach you. No obligation.
    GroupBuyProperty
A relationship manager calls you during office hours to understand what you need.
    The builder
    Nothing yet.
  3. Step 3

    Visit and agree your price

A site visit, and a conversation about the price.

    You
Visit, ask everything, decide in your own time.
    GroupBuyProperty
Arranges the visit and takes the group's demand to the builder.
    The builder
Agrees your price, and any offers such as cashback, with you face to face.
  4. Step 4

    Book your home

If you go ahead, you pay the booking amount directly to the builder.

    You
Pay the builder, show your ID and sign the agreement for sale with them.
    GroupBuyProperty
Counts your booking in the group once the builder confirms it.
    The builder
Takes the booking and issues the receipt and agreement.

The short version

New to group buying? Here's the short version.

Builders save their sharpest prices for big investors. A group of ordinary buyers can reach a rate like that. Everything else about buying your home stays the same.

On your own

One buyer, one home

  • You usually pay the developer price.
  • You negotiate alone, with a sales office that hears from one buyer.
  • Your own home, your own agreement, your own loan.

What you pay Developer price

As part of a group

Buyers who each want a home in the same project

  • We take the group's combined demand to the builder, so a big-investor rate can reach you.
  • A relationship manager arranges the visit. The price is agreed with you in person.
  • Your own home, your own agreement, your own loan. Only the price changes.

What you pay Up to 15% off the developer price

What never changes:

  • You choose your own home
  • You sign your own agreement with the builder
  • You arrange your own loan

Your money

Nothing to pay until you decide to book

Here is exactly where your money goes, and where it never goes.

  • Booking amount paid directly to the builder

GroupBuyProperty never collects, holds or handles buyers' money, and nobody from GroupBuyProperty, including your relationship manager, will ever ask you to pay them.

  • No pressure to book

Discounts shown online (up to 15%) are ranges, not quotes. Whether you go ahead is your decision alone.

The payment you make to book

The booking amount, once the price is agreed at the site visit, paid to the builder against the builder's receipt. The rest of the price follows under your agreement for sale, to the builder as well.

Common questions

Plain answers about how group buying works, what it costs and who you pay.

Instead of one buyer bargaining alone, we bring together buyers who want homes in the same project. That much serious interest gives the builder a real reason to cut the price. Discounts of up to 15% are ranges, not quotes, and each buyer books their own unit directly with the builder.

Yes. Each buyer signs their own agreement directly with the builder, exactly like a normal purchase, and we never pool or hold your money. All we organise is the group and the price negotiation. Every listed project carries its RERA registration number, which you can check yourself on the Rajasthan RERA portal (rera.rajasthan.gov.in).

No. Registering, joining a group and your relationship manager's help are all free for buyers. We never collect or hold any of your money: the booking amount is paid directly to the builder. If anyone ever asks you to pay GroupBuyProperty, don't, and report it to us.

For as long as the builder has homes available in that project. A group has no fixed size and no closing date, so you can request to join whenever the project is listed. Once you book, the price you agreed is yours, however many buyers join after you.

We work in Jaipur and Jodhpur. Every project open for group buying is listed on our projects page, and you can request to join any of them for free.

On a ₹50 lakh home, a group discount of up to 15% works out to as much as ₹7.5 lakh off. These figures are ranges, not quotes: the exact price depends on the project, the unit and the builder's terms. Your final price and any offers are agreed with you in person. When you book, the price you agreed is written into the builder's booking receipt and agreement for sale.
