GroupBuyProperty.com is a group property buying platform operated from 509, 5th Floor, Jaipur Electronic Market, Near Riddhi Siddhi Circle, Gopalpura Bypass Road, Jaipur, Rajasthan 302018, India. We bring together buyers in Jaipur and Jodhpur who are interested in the same RERA-registered project, so that a better price can be discussed with the builder. These Terms are the rules for using the site. By registering, or by sending us your details through a form on the site, you agree to them and to our Privacy Policy. Registering only shows that you are interested. You do not commit to buy anything unless you decide to book a home, which you do directly with the builder.

To use this site you must: • Be at least 18 years old • Be a resident of India, or a Non-Resident Indian (NRI) who is legally allowed to buy residential property in India • Give correct and complete information when you register • Be ready to show your ID to the builder if you book a home. The builder checks your government-issued ID at booking. GroupBuyProperty.com does not collect ID documents Builder and corporate partner accounts can be used only after our team approves them. We may refuse a registration, or suspend an account, where the information given is false.

When you join a group on this site: 1. You ask to join the group for a project you like. This is free, and no payment is needed 2. A relationship manager contacts you to arrange a site visit and answer your questions 3. The price and any offers (for example, cashback) are discussed and agreed with you in person. Where the builder allows it, registered buyers can also see a group price on the site. Otherwise the price is shared only in person 4. You then decide whether to go ahead. You are under no obligation to buy 5. If you go ahead, you book your own home and pay the booking amount directly to the builder, not to GroupBuyProperty.com. The price you agreed is written into the builder's booking receipt and agreement for sale, which is the first written record of it 6. Your booking is counted in the group once the builder confirms it 7. GroupBuyProperty.com never collects booking amounts or any other payment from buyers. Any booking amount you pay goes to the builder. What happens to it if you cancel is governed by your agreement with that builder and your rights under the RERA Act, 2016 A group has no fixed size and no closing date. It stays open while the builder has homes available in that project. We may decline a request to join, and we will tell you why. We may also close a group. Discounts shown on the site are ranges, not quotes, and depend on what is agreed with the builder. Apart from a group price shown to you as the most you pay (see below), we do not promise any particular price or discount in advance. No one from GroupBuyProperty.com, whether a team member, a relationship manager or an associate, should ask you to pay them. If anyone asks you to pay GroupBuyProperty.com, please do not pay, and tell us.

Some projects show a target price, and registered buyers may also see a group price that is the most they pay for a home. Both are worked out from the developer price, which is the builder's own price for each home. • The target price is what the group is aiming for. It is a target, not a quote, and the price offered to you may be higher. • A group price shown as the most you pay is the most a buyer in the group pays for that home. It is agreed between GroupBuyProperty.com and the builder before it is shown on the site, and it applies to a buyer who books that home through the group while that group price is shown. • A group price shown without the words "the most you pay" is the price the builder has indicated for buyers in the group. It is not a promise, and it is not a quote. Your final price and any offers are still agreed with you in person, and they are written into the builder's booking receipt and agreement for sale, which is what binds you and the builder. If you are offered more than a group price shown to you on the site as the most you pay, please tell us before you pay anything, and we will take it up with the builder.

Buyers pay GroupBuyProperty.com no fee and no brokerage at any stage: not for registering, not for joining a group, and not for booking or completing a purchase with the builder.

By using this site, you agree to: • Give correct details when you register, and update them if they change • Keep your password to yourself, and not let anyone else use your account • Not use the site for anything unlawful • Not try to cheat other buyers, builders or us • Not copy the site's content in bulk, or use automated tools to collect it • Check any property yourself before you commit to buy it • Ask a legal or financial adviser if you are unsure about any part of a purchase We share information about projects and help you talk to the builder. We are not your legal or financial adviser.

Project details on a listing, such as prices, sizes, photos, plans, approvals and dates, come from the builder, and the builder is responsible for them. Please check them yourself, starting with the RERA registration number. Our glossary, guides, blog and calculators give general information to help you understand a purchase. They are not legal, tax or financial advice. Figures from a calculator, such as an EMI, are estimates. The actual figures from your bank and the government will apply. We take care to keep the site correct and up to date, but we may miss something and details can change. Where the site and your agreement with the builder say different things, please go by your agreement.

Only a buyer whose booking the builder has confirmed can write a review of that project. Our team reads each review before it appears on the site, and may decline or remove a review or a photo. When you send us a review or a photo, you confirm that it is your own and that it is honest, and you allow us to show it on the site as described in our Privacy Policy. You can edit your review, or remove your photo, at any time.

Every project listed on this site carries its Rajasthan RERA registration number, which we show on the project's page. You can check any project's registration on the Rajasthan RERA portal at rera.rajasthan.gov.in, and we encourage you to do so before you book. Each buyer books their own home directly with the builder, and the agreement for sale is between that buyer and the builder. We are starting our application to register with the Rajasthan Real Estate Regulatory Authority as a real estate agent.

GroupBuyProperty.com introduces buyers and builders to each other. We are not a party to the agreement for sale between you and the builder, and we do not build, own or sell the homes listed here. We are not responsible for: • A builder delivering a project late, or not delivering it • The quality of construction, or any change the builder makes to a project • Changes in property prices after you book a home with the builder • Loss that comes from relying on information given by a builder • Events outside anyone's control that affect a project • The site being unavailable for a time Our total liability to you for any claim arising from your use of this site will not be more than the amount you paid to us, which for buyers is zero. Nothing in these Terms takes away any right that the law does not allow to be limited.

Everything on this site, including the text, design, logos and software, is owned by or licensed to GroupBuyProperty.com. Please do not copy, reproduce or share any part of it without our written permission.

We may suspend or close your account if you break these Terms, give false information, or act in a way that harms other users or the site. You can close your account at any time from your Profile page. You are signed out, any open requests to join a group are withdrawn, and the account can no longer be used. Closing your account does not affect any booking or agreement you have already made with a builder. What we keep afterwards, and how to ask us to erase your personal information, is set out in our Privacy Policy.

These Terms are governed by the laws of India. If you have a concern, please contact us first and we will try to settle it with you. If a dispute remains, the courts in Jaipur, Rajasthan will have exclusive jurisdiction.

We may update these Terms when the site changes or when the law requires it. The date at the top of this page shows when they were last updated. If a change is important, we will tell registered users by email or by a notice on the site before it takes effect. If you keep using the site after that, you accept the updated Terms.
